We could not find a South Australian rule that stops you selling a house because it has no safety switch. Some other states, such as Western Australia, do have such a rule, so do not rely on advice written for them. It is still best to know what your home has and to tell buyers honestly.

Over 250 jobs for home owners in the 12 months to October 2026 involved a safety switch (RCD).

What we checked

On 30 October 2026 we looked for an official South Australian rule that requires a safety switch (RCD) to be installed before a home is sold. We did not find one on the South Australian Government pages we could read. That does not prove none exists, so confirm with your conveyancer or the Office of the Technical Regulator.

A lot of online material is about Western Australia, where sellers must fit safety switches before the title transfers. That is a WA rule and does not describe South Australia.

Be ready for buyer questions

We have not verified what questions SA sale paperwork asks about electrical items, so we will not describe it here. Ask your conveyancer what applies to your sale.

Whatever the paperwork says, buyers and their advisers often ask about safety switches. A seller who knows the answer saves time and avoids disputes.

Practical steps for sellers

  1. Open your switchboard and look for a switch with a TEST button.
  2. Press the test button. A working safety switch should trip.
  3. Note which circuits are covered. Many older homes cover some circuits only.
  4. Gather any Certificates of Compliance for electrical work done on the house.
  5. Ask us for an inspection if you are unsure. We will tell you what the board has and what it lacks.

None of these steps needs tools. They only take a few minutes, and they give you a clear answer if a buyer or their adviser asks what protection the home has. If the test button does nothing, do not try to fix it yourself. The switchboard is live electrical equipment and work inside it is for a licensed electrician.

Should you fit one before selling?

It is your decision, and it is not something we can say is required. Many sellers choose to fit safety switches because it is a safety step and it removes a question buyers may ask. Our safety switch installation page explains the job, and our guide on RCDs and safety switches covers what they do.

Buying a house?

If you are the buyer, our guide to certificates of compliance explains what paperwork to ask for. For a look at the wiring and switchboard, see our pre-purchase electrical inspection page.

Talk to us

The honest answer to the question in the title is that we could not find a rule in SA that blocks a sale. What we can tell you is what your board has, what it lacks and what a sensible next step looks like.

We can check your board and tell you in plain words what is there. For the legal side of a sale, ask your conveyancer. Call Hoile Electrical on 0482 099 388 and we will tell you what is involved. We are available 24 hours, 7 days.

Common questions

Is it illegal to sell a house with no safety switch in SA?

We could not find a rule saying so on the South Australian Government material we read. Confirm with your conveyancer.

Do I have to tell buyers about safety switches?

We have not verified a specific SA rule on this, so ask your conveyancer. Buyers often ask whether a safety switch is installed and working, so be ready to answer honestly.

Is the rule different in other states?

Yes. Western Australia, for example, requires safety switches before title transfer. That does not apply in SA.

Who can fit a safety switch?

A licensed electrician. It is work inside the switchboard.

What if my safety switch fails the test?

Do not rely on it. Have a licensed electrician check and replace it.
