A home electrical safety check is a licensed electrician's inspection of the house you already live in: the switchboard, safety switches, smoke alarms, power points, visible wiring, and outdoor and wet areas. You get a written report with photos and a plain list of anything that needs attention. If you are buying or selling a home, book a pre-purchase inspection instead.
Who a safety check is for
Most people never think about their wiring until something trips or stops working. A safety check is a way to find problems before that happens. It suits home owners who:
- Live in an older home and do not know when the wiring or switchboard was last looked at.
- Bought a while ago and never had the electrics checked.
- Suspect a past owner did some DIY electrical work.
- Have noticed flickering lights, warm power points or a breaker that trips now and then.
- Have a baby on the way, or an older parent moving in, and want peace of mind.
- Are planning a renovation, air conditioner or EV charger and want to know where the system stands first.
Safety check or pre-purchase inspection: which one?
The two cover similar parts of the house, but they answer different questions.
- Choose this home safety check if you live in the home and want to know it is safe for you and your family, and what to fix first.
- Choose a pre-purchase electrical inspection if you are buying or selling a home and need the findings before settlement or listing.
Not sure? Tell us why you want the check when you call and we will book the right one.
What we check
Switchboard and safety switches
We look at the age and condition of the board, whether it still has ceramic fuses, and whether safety switches (RCDs) protect the power point and lighting circuits. We test each safety switch to make sure it trips as it should. Our guide to safety switches and RCDs explains what they do.
Smoke alarms
We check how many alarms you have, where they are, what type they are, the date on each, and whether they sound when tested. The SA Government says all South Australian homes must be fitted with a working smoke alarm. Our guide to smoke alarm rules in SA covers which type your home needs.
Wiring, power points and leads
- Visible wiring in the roof space and under the floor where it can be reached safely, including old or brittle cable and signs of rodent damage.
- Power points and switches that are loose, cracked, discoloured or warm.
- Extension leads and power boards used as permanent wiring, or plugged into each other.
- Light fittings, and signs that downlights are too close to insulation.
Outdoor and wet areas
We look at outdoor power points and lights, weatherproof covers, garden and shed wiring, and power in bathrooms, the laundry and the kitchen, where water and electricity are close together.
What you get afterwards
You receive a written report that includes photos of your switchboard, safety switches, smoke alarms and visible wiring, so you can see exactly what we saw.
If you would like any of the work done, we can quote on it.
How long it takes and how to prepare
Larger homes, granny flats, sheds and tight roof spaces take longer. We will give you an idea of time when you book.
- Make sure we can get to the switchboard, the roof access hatch and any underfloor access.
- Let us know about anything that must not lose power, such as medical equipment, as some tests mean a circuit is briefly off.
- Jot down anything odd you have noticed, like a light that flickers or a point that has stopped working.
Between checks: what you can do
- Test your safety switches twice a year by pressing the T or TEST button. An easy reminder is when the clocks change for daylight saving.
- Press the test button on each smoke alarm regularly, and replace alarms once they pass the date on the back.
- Do not run heaters or other high-power appliances from power boards or extension leads.
- Have a licensed electrician do any electrical work. You can check an electrician's licence in SA before you book.
If a safety switch does not trip when tested, turn off the power to that circuit and call us.

Common questions
What is the difference between a safety check and a pre-purchase inspection?
A safety check is for the home you live in and focuses on what to fix for your family. A pre-purchase inspection is for buyers and sellers who need findings before settlement or listing.
Do I get a written report?
Yes. The report includes photos of your switchboard, safety switches, smoke alarms and visible wiring, with a plain list of what needs attention.
How often should I get an electrical safety check?
There is no single rule for owner-occupied homes. Older homes, homes with past DIY work, or homes that have had problems benefit most. Ask us what makes sense for your house.
Will the power be off during the check?
Only briefly, for some tests. Tell us about anything that cannot lose power and we will plan around it.
